Twelve miles Northeast of Meeker, CO with Rio Blanco County Road 30 running along its north border and the Colorado Division of Wildlife-Jensen Wildlife Area on the north side of the County Road. The wildlife area also wraps around and borders this property on part of its west boundary. It is private land on the rest of the west boundary and on the south and east sides.
There are two stock ponds on the property and several springs scattered around on it. In a secluded valley, over a hill from the County Road, is a 234 sq. ft. one room cabin with electric heat. The owners use it as a bunk house. There is a spring outside of the cabin, which could be improved to provide domestic water.
An outhouse is about 25 yards from the cabin. There is also a 30'x15' open faced shed with a tack room on one end. The property is totally fenced and cross fenced into 5 large pastures. This is great Elk and Mule Deer country. Currently leased to a neighboring ranch for cattle grazing and hunting. County Road 30 is a dirt road maintained only in the summer so winter access is limited to snowmobiles for 1.5 miles from State Highway 13, or 3 miles from County Road 15 on the east.
